Critically low quality in apartment building management!!!

Several former senior employees of SIA “Rīgas namu pārvaldnieks”, who left because frequent changes in management and priorities at the municipal company prevented the development of a quality service for its clients, have established a new apartment building management company. The company will focus on providing management services in Riga. Just over a month after taking over “Pilsētas mājas”, 32 apartment buildings are already considering management proposals and a change of manager, while three buildings are holding surveys to decide whether to entrust their management to SIA “Pilsētas mājas”. SIA “Pilsētas mājas” will operate under the MansPārvaldnieks.lv brand, focusing on attracting clients of SIA “Rīgas namu pārvaldnieks” and private building managers. It targets a sector currently lacking quality management services that combine day-to-day service meeting modern requirements with strategic technical improvements based on each building’s actual condition, making clients’ properties safer and more comfortable in the long term. The range of services offered by many managers is unclear and offered at unjustifiably high prices. Ervins Straupe, Chair of the Board of SIA “Pilsētas mājas”, which represents the MansPārvaldnieks.lv brand, was the first Chair of the Board of the municipal company SIA “Rīgas namu pārvaldnieks”. He led its establishment by merging 15 municipal housing management offices. It is therefore no surprise that the core of the “Pilsētas mājas” team includes several former deputy heads of departments at SIA “Rīgas namu pārvaldnieks” who left the company this year, as well as technical specialists. “There is currently a shortage of quality property management services in the middle and upper segments of the apartment building sector. Existing market participants are unable to maintain a consistently high standard of building management, and long-term repair planning is even more difficult. The technical condition of buildings is deteriorating. For example, because of various regulatory restrictions and politicised municipal actions, SIA ‘Rīgas namu pārvaldnieks’ is often unable to provide even a minimum standard of service. High staff turnover also affects this. Planned repairs are delayed, while an important task such as building renovation, which extends a building’s life and makes maintenance costs predictable, is nowhere near being carried out on the necessary scale. Failing to use European co-financing opportunities for building renovation is an inexcusable waste,” emphasises Ervins Straupe, Chair of the Board of “Pilsētas mājas”. Alongside quality day-to-day building maintenance, “Pilsētas mājas” offers clients a long-term repair plan, carefully assessing opportunities to use support programmes available in Latvia to improve the building’s technical condition. Many management companies still lack the experience and capacity to obtain co-financing. Apartment owners should carefully consider participating in support programmes, remembering that up to half of the funding needed for various building repairs may still be available. The MansPārvaldnieks.lv brand brings together companies providing building management services. It was established in 2018, providing management services in the Riga region and, since 2023, in Riga as well. Share this post:
